We rent quality student accommodation in Plymouth exclusively to full-time students age 21+. You must be 21 or over at the start of your tenancy.

All of our properties are strictly non-smoking.

Most tenancies are for a fixed period of 12 months (52 weeks), usually from September to September. We may be able to offer you a shorter tenancy; if you need student accommodation for just part of the current academic year or next academic year 2024/25, please contact us with your arrival & departure dates.

In our 7-bed student shared houses the rent includes the bills - gas, electricity, water and 350 Mbps WiFi are included - up to a generous maximum of £20 per person per week. This limit has never been exceeded. In our 1, 2 & 3-bed student flats WiFi is included but electricity, gas and water are not included. We recommend that you budget £15 - £20 per week for these bills. Follow this link for a complete list of all our student houses and flats.

Fast Virgin Media broadband (350Mbps) is networked through all of our student flats and student shared houses, so everyone has a fast broadband connection in their bedroom. All of our properties have WiFi - in some there is also a wired (Ethernet) network.

We undertake accompanied viewings by appointment at times that suit you. We will be happy to show you a selection of student rooms in different properties, including budget double student rooms from £105 per week including bills, larger double student rooms from £110 per week and massive double student rooms from £120 - £130 per week (all with bills included). We offer en-suite bedrooms, which have exclusive use of a shower room (wash basin, WC and shower), for £145 per week all inclusive.

All of our student houses and student flats have undergone major refurbishment to bring them up to the very highest standard. All are clean and bright with modern fitted kitchens and bathrooms/shower rooms. All are double glazed and all have central heating.

All of our student houses and flats have just one kitchen, but in student houses with 7 students sharing, the kitchen has 2 ovens, 2 hobs, 2 sinks and 2 fridge/freezers, so there's always plenty of space for everyone in the kitchen. Every kitchen has a microwave oven and at least one fridge/freezer. All are fully equipped with everything that you might need. Every student in a student shared house is guaranteed their own base and wall cupboard in the fitted kitchen, so there is ample space to store your food and any personal cooking utensils that you might want to bring with you.

All of our student houses and flats have a washing machine and tumble dryer (or washer/dryer in 1-bed student flats).

We keep our student accommodation up to date by listening to what our tenants tell us and being receptive to their suggestions; we were one of the first student landlords in Plymouth to offer broadband internet networks in all of our properties, so that every student in every room has internet access from the moment they move in until the day they move out. No waiting around to open an account with an internet service provider or waiting for weeks for an engineer to come and install the service, or waiting for the the modem to be delivered and then spend hours setting it up. With WiFi in every room, you can be online within minutes of moving in to our student accommodation.

All of our student houses and flats have an Energy Performance Certificate (EPC); every property has been assessed by an independent Government accredited Domestic Energy Assessor. The EPC gives our tenants information on the energy efficiency of their home. Most of our properties have an energy efficiency rating 'C' (the exception is just one property with EPC rating 'D'). The EPC is displayed on the notice board inside each student house or student flat and is available to read when you view our properties (All are also available on the property pages of this website).

Because our student accommodation is maintained to a high standard the likelihood of any problems during your time with us is minimised. Inevitably, despite our efforts, maintenance issues do arise from time to time. You can be confident that you will be able to contact us 24/7 to report anything that needs attention. We deal promptly and efficiently with all maintenance issues, so whether you have a dripping tap, a broken light bulb, or the shower stops working, we will deal with it just as soon as you report it to us.

All of our student rooms have a double bed; some smaller rooms, appealing to those on a limited budget, have a 4' (120cm) double bed; although the room size and rent are reduced these rooms still offer the same high levels of comfort and quality as our larger student rooms with 4'6 (135cm) standard double bed.

All of our student houses and flats are fully furnished with modern furniture and clean carpets; all bedrooms have a comfortable bed, a bedside cupboard, a desk and chair, shelves or a bookcase and a wardrobe.

Whilst some of our student rooms have private en-suite shower rooms, most of our student rooms have shared use of shower or bathrooms. As a minimum standard we provide at least one shower and toilet for every five student tenants. This standard is exceeded in the vast majority of our student houses and flats.

We collect rent termly in advance, by three equal payments. The first rent instalment is payable at the tenancy start date, which can be before the beginning of the term. At the start of your tenancy we also require payment of a tenancy deposit. In our flats the tenancy deposit is equal to one month's rent; in our student shared houses the tenancy deposit is £500.00. Your tenancy deposit will be protected immediately it is paid in a government approved tenancy deposit protection scheme. We provide a detailed inventory of furniture, fixtures and fittings that all tenants are required to check and sign when they move in to their student accommodation. This is then checked again after the end of the tenancy before tenancy deposits are returned.
